GETTING TOP DOLLAR FOR YOUR PROPERTY

First impressions are crucial when it comes to selling real estate. You only get one chance coming to market at a particular moment in time. You want your property to stand out and grab the attention of potential buyers as soon as your listing goes live. Paying attention to detail will truly pay off in the long run.  

Your chances of a fast sale at top dollar greatly increase if your property is clean and prepped when the photographer arrives to take listing photos. In order to maintain this cleanliness, I recommend listing for sale shortly after the photos have been taken.  

Basic Checklist Before Picture Day

FOR SALE PREP LIST:

Clean windows, blinds and screens

Clean yard, mow lawn, prune trees, trim hedges

Clean gutters

Paint if need be

Clean the front door including the doorknob

Thoroughly clean the kitchen

New hand towels in the bathroom(s)

Less is more; remove clutter

Take down personal photos

Clean all carpets and flooring

Remove throw rugs if the floor is in good condition

Dust, dust, dust

Make sure everything is in good working order and do any necessary repairs

Timing is essential when it comes to selling real estate. The more time you have to prepare, the better. The above is a basic checklist. As every property is unique, everyone's checklist will vary.
